Annual surface debris clearing
Live oak tassels, cedar elm debris and pine needles on top of the screens must be swept at least once a year. Debris bypass or overflow from clogs on top of screens is not a defect.
Pre-existing fascia & drip edge
Rotted fascia boards, or leaks behind missing or improper third-party roof drip edges.
Active clay ground movement
Ground movement or faulting over 1.0 inch in active vertisol clay soils.
Outside damage
Ladder weight, tree impacts, severe hail or third-party roofers.
